2011 Annual Meeting

The annual meeting of Morris Place Condominium Association will be on Wednesday September 14 2011, at the offices of Taylor Management Company, 80 S. Jefferson Road, 2nd Floor, Whippany, NJ 07981, beginning at 6.30pm.

The purpose of the meeting is to elect trustees. If you have any questions or concerns, please contact Bonnie Lobb, our community manager at Taylor Management, on 973 267 9000. You may also contact Bonnie with any suggested items for inclusion on the agenda for the annual meeting.

Roadway Sealing

Supreme-Metro will be on site in the community during the week of July 11th to perform work on the roadway and driveways. They have provided the following information on the work:

Supreme-Metro Corporation has been contracted to Seal Coat & Linestripe your community. This is scheduled to begin on, Tuesday July 12^th 2011 (weather permitting). Should weather cause a cancellation of work for any day(s) this schedule will be altered by one day (i.e. Tuesdays schedule will become Wednesday’s schedule etc.)

Enclosed please find a copy of a colored map outlining which section of the community will be done on which days.

Day 1 – Tuesday July 12^th 2011 (BLUE)

Day 2 – Friday July 15^th (RED)

The following information is provided and must be followed:

Please do not walk on Roadways/Driveways when they are wet, and for 3-4 hours after they are sealed
No pets should walk on the Roadways/Driveways for 3-4 hours after work has been completed.
No kids should ride/roller blade, etc. for 12hrs after work is completed.
Product will stick to shoes/feet/pets and be tracked into homes/sidewalks (association/contractor will not responsible).
No strollers to be walked on roads/driveways for 12hrs after completion.
There will be no trash pick-up when your street is done and 48hrs after.
No MAIL/UPS/FEDEX deliveries when your road is being worked on (unless courier walks delivery to residence).
No move in/out on the day your road/driveway is serviced.
No deliveries, furniture or other will be allowed on the roads until day after.
No service vehicles including your own contractors (cleaning people, lawn people, etc.), until 48hrs after completion.

When your Section is completed, you will not be able to drive on it until the contractor has removed all barricades (approximately 48hrs). You will, therefore, need to have all vehicles removed from your parking areas & garages by 7:30 am on your Scheduled day. Additional Parking during this time will be available in the other section of the Community not affected those days.

There will be no vehicular mail delivery or garbage removal to these sections. Once the Contractor has removed the barriers/caution tape to your section of the Community this will indicate that you may once again drive on. We know that this will be a major inconvenience to everyone in the community. We ask for your cooperation and assistance in making sure that you and your neighbors clearly understand what is required and follow the procedure. Any cars that are improperly parked on the roadways/driveways on the day that this work is being done in any particular section of the community, will cause the vehicle to be towed at the owner’s expense and relocated to another section in the community where it will not impede the progress of this work. Please have your vehicles moved by 7:30a.m. on your scheduled day.

Management Company Relocation

Association Resolutions

The Board has recently engaged in a process to review and revise the resolutions of the association. The main purpose of this is to ensure that they are up-to-date, in line with state and municipal laws, and precisely describe the rules that apply.
The main changes are to clarify:

Propane tanks are not permitted in the community, in line with New Jersey law on storage of propane tanks.
Satellite dish installation must have prior approval of the board, to ensure that installations do not damage the common elements and do not interfere with the uses of other residents.

Updated Garbage/Recycling Schedule

The Town of Morristown has updated its Garbage and Recycling collection schedules. Starting from July 9th, garbage collections from Morris Place will be on Mondays and Thursdays.

Recycling will be on Wednesdays only: pick-ups will alternate between Glass/Plastic/Cans and Paper/Card.

Please ensure that you only leave your garbage and recycling out after 5pm on the day before collection. This is a town ordinance, to avoid encouraging vermin.

Annual Meeting

At the Morris Place Annual Meeting in September, residents Ketan Patel and Christ Strefan were elected to the board of trustees. We welcome them to the board.

Barbecues, Pets, Vehicles and Board Members

Power Washing at Morris Place

Power washing will take place on the exterior of buildings in the week of May 26th-29th (week after memorial day). Please remember to close all windows, and remove items from balconies and patios during this time!

Satellite Dish Placement

The board received a number of recent inquiries about satellite dish placement within the community. The board has followed up on this issue, and took action on the issue.

For Sale: Custom-Made Bar Stools for Morris Place Bar/Countertop Height

A resident has two bar stools that were made to accommodate the height of the bar/counter in the Morris Place units. The resident paid around $800 for the two stools and would take $400. Call Ted at 404 915 5812 if interested.

Wind Damage

Due to high winds during February 11th-12th 2009, there was some damage to frontings and gutters on units. These have now been fully and promptly repaired. We thank those residents who alerted the association, and documented the problems. Unit owners need take no further action at this time. Please contact the management company if any future damage to buildings is observed.
